DESCRIPTION & SPECIFICATIONS

COMPOSITION

The building is composed of:

  • Two basements with parking spaces with automatic access doors, technical rooms, janitor and individual cellars
  • A basement with two duplexes with gardens
  • A first floor with a flat
  • A second floor with two flats
  • A third floor including the main building entrance, a studio‐loft and a penthouses
  • A roof floor with technical area for water tanks including solar panels for water heater. A sharing common space and fitness room is available to all residents

STRUCTURE

  • Foundations made of general raft, reinforced concrete, according to an anti-seismic calculation
  • Double exterior walls and some interior walls, for a better sound and thermal insulation
  • Interior SODAP coating with high precision cement mortar, with marks to ensure flatness. Galvanized steel mesh on all joints
  • Exterior SODAP rendering in streaked mortar with additive to ensure water tightness

EXTERIOR CLADDING

FAÇADES:

  • Clad in beige marble stone in accordance with the perspectives with wood alucobond; finish and color selected by the architect and balustrades in tempered glass

CARPENTRY AND EXTERNAL CLOSURES

  • Lacquered aluminum windows, brand TECHNAL, color selected by the architect. (TOPAZ or GK new generation profile depending on the size of the window)
  • Motorized screen blackouts installed on the windows of the bedrooms with aluminum rails box
  • Glazing: white double glazing ST. GOBAIN. (6+6+8mm)

INTERIOR CARPENTRY

Made according to the drawings of the interior designer. All main entrance doors are homogeneous. They receive the same finish on the stair side.

DOORS:

  • Entrance door are made of natural oak varnished wood
  • Doors of guest toilet, kitchen, hallway, bedrooms and bathrooms are made of MDF wood inserted with alveolar cores painted in wall color

CLOSETS:

  • Bedrooms and hallway: painted MDF leaves with vertical joint as handle; interior in imported laminated wood EGGER
  • The bathrooms have cabinets under the sink counter

KITCHEN:

  • The kitchen is laid out in a functional manner, following the architect's plans. The upper and lower cabinets (resin under the sink) are made of laminated wood
  • The worktop is made of white quartz stone
  • All handles and hinges are in chrome‐plated

FLOORING

COMMON AREAS:

  • Entrance hall and elevator car in marble
  • Main staircase and landings of floors in in marble
  • Car access and parking areas are made of concrete finished with epoxy paint
  • Cellars and technical rooms tiled in local ceramic

APARTMENTS:

  • Living room, dining room and its balcony, corridor, master and kids bedrooms, guest bathroom in imported ceramics rectified (60 x 120cm); tiled according to architectural plans
  • Master and kids bathrooms in imported ceramics rectified (60 x 60cm)

PAINTING AND WALL COVERINGS

  • Interior walls and ceilings (plastered or plasterboard) of the entrance, hallway and bathrooms: 1st choice vinyl paint finish (CROWN brand or equivalent) in 3 coats applied on 3 coats of putty sanded to obtain a smooth surface
  • Walls and ceilings of kitchen and guest bathroom as well as the plasterboard ceilings of the bathrooms: oil paint finish in 3 coats applied on 3 coats of sanded putty
  • Imported ceramics rectified (60 x 60cm) on the walls of the bathrooms of the bedrooms

ECO-GREEN INSTALLATIONS

  • Lighting of the common areas with low consumption bulbs
  • Planting of all common areas
  • Water-saving faucets (Grohe)
  • Water-saving toilet cisterns (Grohe)
  • Solar system on roof for water heater

PLUMBING & SANITARY PARTS

  • Domestic water supply provided by municipal water stored in a large tank in the basement
  • Distribution by automatic pumping to individual polyethylene tanks of 1m3 volume for each apartment
  • A domestic hot water tank to provide hot water to the circuits will be connected to the individual boiler, equipped with an electric resistance and connected to the solar system
  • Sanitary appliances in vitreous china brand KOHLER
  • Chrome faucets GROHE Eurosmart series or equivalent
  • Exposed pipes brand DALMINE with AFL accessories or equivalent
  • Buried pipes in polypropylene 1st manufacture of European quality
  • Evacuation pipes in 1st quality PVC
  • A suppressor will ensure adequate water pressure for the upper floors

WATERPROOFING

  • Liquid membrane (cement‐based rubber), brand FLORA or equivalent, on all the floors of the wet rooms and the floors of the balconies
  • Double membrane 4mm SBS for all exposed parts (duplex terraces and roofs as well as on the exposed first floor slab)
  • Double 4mm SBS membrane on accessible retaining walls; protected by a 10cm masonry wall
  • Anti‐root SBS membrane with geotextile for flower boxes.
  • In some cases, the waterproofing is treated with SODAP PU paint in 2 coats on a smooth and clean coated surface

ELECTRICAL INSTALLATIONS

  • Electrical equipment LEGRAND type ARTEOR or equivalent
  • Videophone in each apartment connected to the concierge and the entrance
  • Generator of DEUTZ brand or equivalent
  • Earth connection for high and low current installation
  • High breaking capacity circuit breaker and differential circuit breaker for the sockets
  • The apartments will be supplied by a single‐phase installation (or three‐phase for the duplexes); meter in charge of the customer

MECHANICAL INSTALLATIONS

HEATING & AIR CONDITIONING:

  • Individual heating: provided by aluminum radiators fed by a boiler brand CHAPPEE
  • Air conditioning provided by concealed units for the living rooms and bedrooms of CARRIER brand or equivalent, to ensure independence and comfort and split units brand GREE or equivalent in the kitchens
  • Compressors and condensing units installed at the locations provided by the design office

ELEVATOR

  • Elevator brand MITSUBISHI is put into service
  • Sliding doors in painted sheet metal. The coatings of the cabin are chosen by the architect
  • Elevator in accordance with the new safety laws in force
